Basement wall sealer: how many gallons, and what it really fixes

Sealing a basement wall is the cheapest thing you can do to it, which is exactly why it gets bought for the wrong problem. Get the quantity right first, then be honest about what the coating is for.

Masonry sealer is sold by the gallon and applied by the square foot, so the whole estimate is a coverage problem:

gallons = ceil(wall area × coats ÷ coverage)

Wall area is perimeter × height, coats come from the product instructions, and coverage is the square feet per gallon printed on the label. Multiply the gallons by the price you pay and add labor if someone else is rolling it. Measure the wall, not the room

Walk the perimeter of the walls you are actually coating — not the floor area, and not walls you are leaving bare. Measure the height you will coat, which is often less than the full wall if the top courses are above grade and dry, or more if you intend to carry the coating down onto the floor-wall joint. Subtract genuinely large openings; leave small ones in as slack. Rough or split-face block has more real surface than its flat dimensions suggest, so treat rough masonry as if it needs more product than the tape measure says. Coverage and coats: the two numbers people get wrong

Label coverage is a range, and the low end of it is the one that applies to porous block. The first coat on bare masonry disappears into the surface, which is why most waterproofing coatings specify two coats and treat a single coat as an incomplete film. If the product says two coats, a one-coat estimate is not a saving — it is a job you will redo. Application method matters too. Brushing works the coating into open pores and is what most masonry waterproofers ask for on the first coat; a roller lays product on faster but bridges pinholes instead of filling them; spraying is quick but usually has to be back-rolled to get into the texture. A worked example with awkward numbers

A basement has 94 linear feet of wall to coat, at a height of 7.5 ft. Two small windows account for about 12 sq ft you will not paint.

94 × 7.5 = 705 sq ft, less 12 = 693 sq ft.

The product calls for two coats and states 115 sq ft per gallon on block:

693 × 2 ÷ 115 = 12.05, rounded up to 13 gallons.

At $37.50 per gallon that is 13 × $37.50 = $487.50 of material. Note how close 12.05 sits to the round-down: had the wall been six inches shorter you would have bought twelve gallons instead of thirteen. That is the reason the calculator rounds up — you cannot buy 0.05 of a can, and running out mid-wall means a visible lap line where the fresh coat meets the cured one. Buying in 5-gallon pails changes the rounding again: 13 gallons is three pails, or two pails plus three single cans, and the unit price usually differs between the two. The order of operations that decides whether it works

Coating is the last step, not the first. In order: find and fix the water source outside — gutters, downspout extensions, grading; repair structural cracks with injection, not with paint; let the wall dry; remove loose material, old paint, dust and efflorescence; patch and fill open joints and voids; then coat. A waterproofing coating needs to bond to sound masonry, and it cannot bond through a layer of salt crystals or a film of old latex. What a sealer will not do

A coating resists damp and water vapor. It does not stop water under pressure. When groundwater is pushing against the outside of a wall, the coating is on the negative side of that pressure — the water is trying to lift it off the masonry — and sooner or later it wins, no matter how many coats went on. Even doubled for hired labor it stays an order of magnitude below a drainage system, which is both why coating is worth doing on a dry-ish wall and why it is such a tempting wrong answer on a wet one. A properly applied masonry coating is durable but not permanent.
